ACQUISITIONS AND DISPOSALS
We act for a number of property investment companies and individual firms, companies and persons in their buying and selling of all types of commercial property and assisting with the general management of property portfolios.

BUSINESS LEASES
The firm has wide experience in acting for both landlords and tenants in the granting, renewal and assignment of business leases including obtaining the relevant landlord's consents to assignment of existing leases.

RENT AND REVIEWS AND DILAPIDATIONS
We liaise closely with valuers and surveyors acting for both landlords and tenants, in dealing with rent reviews and the negotiations for property repairs and maintenance, in particular following the service of schedules of dilapidations.

DEVELOPMENT
We advise clients on the options open to them in developing their own land or alternatively buying or selling land with a view to development, including liaising with Town & Country Planning Consultants and Planning Departments.

ENVIRONMENTAL
Environmental considerations are playing an increasing part in the searches and enquiries made in relation to the acquisition of land, whether for residential or for commercial purposes. They are used to determine various issues including the impact of past development such as light or heavy industry, the presence of underground tanks, particularly where fuel has been stored, the attribution of responsibility for "seepage" onto adjoining property. Other aspects covered could include flooding, storage of dangerous substances, examination of sellers environmental audit documentation and health and safety implications particularly in relation to waste management.

Our experience and knowledge of the relevant questions to be asked enables us to advise our clients fully on the inherent risks involved. Our Partner, Richard Luckes, based at our Saffron Walden office is a member of the United Kingdom Environmental Law Association and is able to advise fully on all aspects of environmental law.
